Preparing Your Property's Drainage for Hurricane Season

Hurricane preparation on most Southeast properties stops at the roofline. Someone clears the gutters, ties down the patio furniture, tests the generator, and calls it done. Then a tropical system stalls over the county, drops nine inches in thirty-six hours, and the water that does the damage never comes from the roof. It rises out of the lawn, backs into the garage, and sits against the foundation for three days after the sky clears.

Wind gets the headlines. Inland rainfall is what actually reaches most properties in Georgia, Florida, and the Carolinas, and drainage is the only system on your site that decides where that rainfall goes.

Why a Tropical Rain Event Breaks Drainage That Works Fine in June

Atlantic hurricane season runs June 1 through November 30, and peaks between mid-August and mid-October. Most of the Southeast already takes 47 to 57 inches of rain a year without incident. What a tropical system changes is not the annual total — it is the rate. Drainage that handles a one-inch afternoon thunderstorm can be overwhelmed by the same volume delivered in twenty minutes, then asked to repeat it for two days.

1. The system was sized for an ordinary storm

Most residential and light commercial drainage in the Southeast was sized around a typical summer rain. Tropical rainfall is a different design case. When inflow exceeds what the pipe can carry, the excess surfaces at the lowest point on the site — a door threshold, a window well, or a loading dock ramp.

2. The soil is already saturated before the storm arrives

Georgia red clay percolates slowly on a good day, often below half an inch per hour. September storms rarely arrive on dry ground. Two days of feeder bands ahead of a system bring the soil to field capacity, so by the time the heaviest rain lands the ground has no storage left and every drop becomes runoff. That is why a yard that drained fine in July ponds for a week in September.

3. Gravity drainage silts up between seasons

French drains, gravel trenches, and perforated pipe depend on continuous slope and on open void space in the aggregate. Clay-heavy runoff carries fines into that void space season after season, and a trench performing well at installation may carry a fraction of its original flow four years later. Most gravity systems need at least one percent of fall, which a flat Coastal Plain lot does not have.

4. Concentrated discharge has nowhere to go

Downspouts, condensate lines, sump discharge, parking-lot inlets, and runoff from an uphill neighbor all concentrate water into specific spots. What is survivable under normal rain becomes, under tropical rain, a channel that scours mulch, undermines pavement edges, and drives water at the building instead of away from it.

Do this in dry weather, before a named storm is in the forecast. Three days out, contractors are booked and materials are gone.

The Case for Not Rebuilding the Same System Again

Plenty of Southeast owners are on their second or third drainage installation. Gravel trench fails, gets replaced with another gravel trench, fails again on the same clay that killed the first one. Hurricane season exposes this quickly, because a system with no margin left shows it in the first tropical band.

The alternative is drainage that does not depend on slope, or on void space staying open. After the Storm, Document Before You Dry Out

When the rain stops, the instinct is to pump and move on. Spend twenty minutes first. Photograph where water stood and how deep, mark the high-water line, and note how many hours it took to recede. That drawdown time is the most useful number a drainage designer can have, and it exists only in the days right after the event.
