A brand-new house should not have a standing-water problem. Yet some of the wettest yards we walk in Georgia, the Carolinas, Florida, and Tennessee belong to owners who closed on new construction a year or two ago. The home is new. The drainage was an afterthought. During construction the soil and grade on a new lot get disturbed more in six months than in the previous hundred years, and the shortcuts a builder takes to hit a closing date are the same ones that show up as a soggy side yard the first wet spring.
None of this means the builder was dishonest. It means final grading, downspout routing, and subsurface water are the parts of a project that are easiest to trim when the schedule slips. Here is what actually gets missed, how to spot it on your own lot, and what it takes to fix it.
Why New Lots Flood
A new home sits on a lot that was cleared, cut, filled, driven over by heavy equipment, and then landscaped in a hurry. Four builder shortcuts cause most of the standing water we see afterward.
Rushed Final Grading
Final grade is supposed to slope away from the foundation and carry surface water to a place it can leave the property. When grading is rushed, the crew hits the minimum swale needed to pass inspection and moves on. The result is a lot that looks flat to the eye but pools water in shallow low spots the moment a storm drops more than an inch. On a genuinely flat lot, or where the yard is already the lowest point, no amount of surface grading solves the problem because there is nowhere lower for the water to go.
Compacted and Disturbed Soil
Construction traffic compacts the ground under and around a new home. In the Southeast that ground is usually red clay, which already percolates slowly. Compact it with loaders and dump trucks and its absorption rate drops close to zero. Builders then spread a thin layer of topsoil and lay sod over the top, which hides the problem for one season. Grass roots cannot penetrate compacted subsoil, so rainwater sheets across the surface instead of soaking in.
Downspouts to Nowhere
Gutters on a new home often dump straight onto the ground at the corner of the foundation, or into a short buried pipe that ends a few feet away in the same clay. A typical roof concentrates hundreds of gallons from a single storm into a handful of discharge points. When those points empty next to the house, the water has nowhere to go but along the foundation and into the yard.
Undersized or Missing Systems
When a builder does install drainage, it is frequently a single corrugated pipe or a short gravel trench sized for a dry-day walkthrough, not for the volume a real storm delivers. Gravity systems and French drains need continuous slope to work, and they silt up fast in clay. On a flat, compacted lot they fill with fine sediment within a few seasons and stop moving water entirely.
How to Diagnose It on Your Lot
- Walk the yard during or right after a storm and mark where water arrives, where it flows, and where it stands more than an hour after the rain stops
- Trace every downspout and note whether it discharges next to the foundation or carries water well away from the house
- Look for sod that stays spongy or shows moss and algae — a sign that water is sitting on compacted soil beneath it
- Dig a small test hole in the problem area, fill it with water, and time how long it takes to drain; clay that holds water for hours confirms a percolation problem, not just a grading one
- Check your closing documents and plot plan for any drainage the builder claimed to install, then find out whether it was ever inspected or serviced
Matching Solutions to What the Builder Left Behind
The fix depends on which shortcut you are dealing with, and on whether the lot gives water anywhere to go.
- Shallow low spots with a clear downhill path → regrade the swale so surface water actually reaches it
- Downspouts discharging at the foundation → connect them underground to a system that carries roof water away from the house
