A pool deck is supposed to be the dry part. When water sheets across the pavers after every storm, pools at the base of the coping, or seeps under a screen enclosure and stands for hours, the problem is almost never the deck surface. It is where the water goes after it leaves the deck. In the Southeast, that is a harder question than most contractors admit, and the standard answer — a French drain around the perimeter — is the one that fails most often.
Why Pool Decks and Patios Flood in the Southeast
Three conditions stack up on a typical Georgia, Florida, or Carolina lot, and each one works against gravity drainage.
The lot is flat, and the deck is the low point
A pool deck is graded to shed water away from the pool, which means the surrounding yard often sits at or below deck level. Gravity drainage needs somewhere downhill to send the water. On a flat lot there is no downhill. A perimeter French drain on a flat lot is a trench that fills up and has nowhere to empty, so it holds water against the deck instead of moving it away.
The soil underneath is clay
Much of the Southeast sits on red clay or dense marine clay with percolation rates measured in fractions of an inch per hour. A French drain relies on water soaking out of the gravel and into the surrounding soil. In clay, that soil is already saturated, so the drain has no exit. Water arrives during a storm far faster than clay can absorb it, and the deck floods while the drain sits full.
The deck concentrates a lot of water into a small area
Hardscape does not absorb anything. A 1,000-square-foot pool deck turns a one-inch rain into roughly 600 gallons of runoff, all of it arriving at the same low edge in minutes. Add screen-enclosure roof runoff, downspouts routed toward the pool, and splash-out, and the volume overwhelms any system that depends on slow infiltration.
What French Drains Do Wrong Here
French drains, gravel trenches, and perforated pipe all assume two things: usable slope and soil that will accept water. Pool decks in the Southeast usually offer neither. The results are predictable:
- The gravel voids silt in and clog, often within two or three seasons, because clay fines wash into them
- With no downhill outlet, the trench becomes a reservoir that keeps the deck edge wet
- Standing water at the deck undermines pavers, lifts coping, and feeds efflorescence and algae on the surface
- Trapped moisture against a screen enclosure footer or a slab edge invites settlement and cracking
None of this is a workmanship failure. It is the wrong tool for a flat clay site. The same crew installing the same French drain on a sloped, sandy lot would get a fine result.
How to Diagnose Your Deck Before You Dig

- Where does water first collect — the pool edge, a doorway, the low corner of the patio?
- Does it drain within an hour of the rain stopping, or does it sit for half a day?
- What is feeding the deck — roof runoff, an enclosure, downspouts, or just the deck itself?
- Dig a small test hole at the wet spot, fill it with water, and time how fast it drops. If it barely moves, your soil will not accept a French drain.
If the water sits for hours and the test hole does not drain, you have a volume-and-percolation problem, not a grading problem. Regrading and gravel will not fix it.
